You’re just a few easy steps away from being registered

Homes in The Towns at Carolina Park community will be available to buyers who qualify in any of four Area Median Income (AMI) categories. There are restrictions, so it’s important to ensure your information is accurate and complete. Please review the detailed steps below and officially register. Have questions? Just ask our sales team!
Step 1 – Gather Your Financial Records

Start by gathering all records pertaining to your finances. These are must-haves for the loan application and income verification processes prior to registering with The Towns at Carolina Park.

• 2 months’ worth of most recent pay stubs
(weekly: 8 / bi-weekly: 4 / semi-monthly: 4 / monthly: 2)
*For self-employed: current YTD Profit & Loss statements

• 2 months’ worth of bank statements for all liquid accounts

• 2 years’ worth of W2s

• 2 years’ worth of Tax Returns (all schedules & pages)
*For self-employed: include Schedule C or business tax returns

Step 2 – Contact Lender & Apply For Loan

You will need to apply for a mortgage with one of our participating lenders below. Please be ready to provide them all of your financial records. If approved, you will receive a Lender Pre-Approval Letter.

Step 3 – Await Third-Party Verification

Next, your lender works as a liaison and will securely send your financial records and loan pre-approval to Origins SC for official income verification. After your income has been confirmed, your lender will contact you and provide a Certificate of Eligibility. Your income determines your AMI category and which floor plans are presented to you for purchase.

Step 4 – You Are Ready For Registration

Congratulations! Now, you have the two important documents required for registering with The Towns at Carolina Park:

1) Lender Pre-approval Letter

2) Certificate of Eligibility

Step 5 – Email Our Agent With Documents

Email our community lead sales agent Kendra Boozer at kendra@prosperitybldr.com – with your two documents attached. The order we receive your documents determines your spot in line for a home, within your AMI category. So, act quickly!
